Designing and building luxury homes in the Southern Highlands
Cadence & Co established its Bowral studio in 2013, and the Southern Highlands has remained central to our practice ever since. As architects in the Southern Highlands and an integrated luxury home builder in the Southern Highlands, we design and build bespoke homes that respond thoughtfully to the region’s landscape, climate and character.
Working with a Southern Highlands architect who understands the local environment makes a meaningful difference. From expansive acreage sites and seasonal conditions to bushfire considerations and Wingecarribee Shire planning requirements, every project requires a considered architectural response that feels connected to its setting.
For more than a decade, we’ve delivered homes across Bowral, Burradoo, Moss Vale, Sutton Forest and the wider Southern Highlands. Our integrated architecture and construction approach provides a seamless experience, ensuring every home is carefully resolved from the first conversation through to completion.
Our Bowral studio makes Southern Highlands our home. As architects and luxury home builders local to the area, we’ve built a genuine working relationship with Wingecarribee Shire Council over more than a decade by attending pre-DA meetings, understanding how assessors interpret character provisions, and knowing which specialist reports a site will require before a client spends anything on documentation. That preparation allows us to design with confidence from the start, knowing what’s achievable before the first line is drawn.
Each village carries its own character provisions here, rural clustering policies govern where buildings can sit on large landholdings, and heritage overlays protect the established townships. Bushfire prone land designations affect a significant portion of the Shire and trigger assessments that shape design. Understanding how these layers interact is simply part of working here well.
Beyond the technical, what the Highlands asks of its architects is a willingness to let the landscape lead. The homes that work best here respond to their setting, from the scale of the land to the weight of the seasons. It’s a different kind of listening to what urban architecture requires, and it’s one we’ve had more than a decade to develop.

100% dedicated to the works
We have been so impressed with the service and support of the full Cadence team, from initial concept and design through construction and delivery. We bought in the Highlands and have done a full remodelling and renovation of the original dwelling, and total landscaping of the property. At every step of the way, we have been guided and supported by the team who earned our trust and confidence which was critical given we were only onsite every few weeks. In particular, the site manager has been outstanding and was 100% dedicated to the works, listening to us and in turn suggesting ideas with total commitment to a high-quality finish.
We are delighted with the outcome and have a beautiful family home that we will enjoy for many years to come. Thank you, and we would recommend Cadence in a heartbeat.

Well structured approach, attention to detail and consistent high standards
We had come across Cadence a few times before we engaged them on our home project.
Their design aesthetic was what originally attracted us to the company, but we quickly came to appreciate their professionalism.
Throughout the project, what stood out for us was their well structured approach, attention to detail and consistent high standards. It has been a pleasure to work with them.

Highly recommended
We recently completed a major exterior makeover on our home with Cadence, from design to construction. Professional people, professional finish, loving the end product. Details and fine touches made a big difference.
Charges and billings were transparent. We paid a small fee to get a detailed quote done at the start. We were hesitant at the beginning on how realistic it was going to be but it proved to be an honest estimate. We had allocated a budget and the last thing we wanted was a blowout.
Highly recommended.
