As architects on the Northern Beaches who work here every day, we understand how Northern Beaches Council assessors operate, what specialist reports different sites require, and how to design proposals that are both ambitious and achievable within the constraints that apply. Whether the project is a new build or a home renovation, that knowledge compresses timelines and protects projects from the delays that catch less experienced teams off guard.
Three former councils, Warringah, Pittwater, and Manly, left behind separate LEPs and DCPs that are still being consolidated into a unified framework. Combined with bushfire-prone land designations, coastal hazard zones, foreshore scenic protection areas, and flood risk mapping, the planning complexity of designing & building a home here is genuine. On many Northern Beaches sites, several of these overlays apply at once. Our architetcs work with our construction team to develop a luxury design that is achievable based on these conditions

We are beyond elated
We engaged Cadence & Co to undertake a new home office and from there we have moved to a cellar, a fireplace and an outdoor BBQ. We cant be more impressed with not only the quality of the work, but the quality and engagement from the multiple trades that we have interacted with. We are beyond elated with every job, from the joinery to the tiling, to the electrical and gyprock works. Craftmanship in the design and our project manager and foreman.
